Built for Income-Minded Investors

Looking for a way to build another potential income stream?

For many people with Rochester roots, investing is not just about growth someday. It is about creating more options, more flexibility, and another potential source of income over time. Invest in the ROC gives everyday Rochesterians a way to participate in professionally managed local real estate, with a strategy built around rental income potential, disciplined operations, and long-term value creation.

A More Accessible Way In

Real estate investing has often felt out of reach. Not anymore.

Direct ownership has often come with a high barrier to entry: upfront capital, financing, property management, tenant issues, and the pressure of choosing the right deal. Invest in the ROC gives everyday investors a more accessible way to participate in professionally managed Rochester real estate alongside an experienced local team.

Access

Many of the traditional barriers have been reduced, giving you a way to participate in local real estate without buying property on your own.

Simplicity

Take part in the potential income and long-term value of real estate while the team handles sourcing, renovations, tenant coordination, operations, and reporting.

Local Connection

Keep more capital connected to Rochester through neighborhood properties, local ownership, and a team rooted in the ROC.

Why local matters

Capital that stays connected to the streets it works on.

Rochester neighborhoods create real value. But too often, the ownership, income, and upside flow to people and companies outside the community. Invest in the ROC was built around a different idea: what if more of the people who believe in this city could participate in owning a piece of it?

Our strategy

S.T.E.A.D.Y. is how we operate.

Not a slogan. Six principles guide how every property is sourced, evaluated, structured, and managed: Sourcing discipline, Transparent reporting, Equity protection, Aligned incentives, Durable cash flow, Yield-driven holds.

S
SOURCING DISCIPLINE
Strong fundamentals. Meaningful margin of safety.
S

We pursue properties with income potential, operational upside, and a margin of safety. Every deal must meet strict buy-box standards before capital is deployed.

T
TRANSPARENT REPORTING
Clarity is part of the operating system.
T

Investors should understand performance and key decisions. We provide clear updates and reporting throughout the investment lifecycle.

E
EQUITY PROTECTION
Manage downside risk before pursuing upside.
E

Every opportunity is reviewed through a risk lens, including vacancy, expenses, rent assumptions, maintenance needs, financing, and operational pressure.

A
ALIGNED INCENTIVES
Built around shared success, clear communication, and long-term performance.
A

Our goal is to align operators and investors around shared long-term success through performance, communication, and clear decision-making.

D
DURABLE CASH FLOW
Built for durability across changing markets.
D

We focus on properties with rental demand, practical operating assumptions, and the ability to perform across changing market conditions.

Y
YIELD-DRIVEN HOLDS
Long-term ownership, not short-term flips.
Y

We focus on long-term ownership, not short-term speculation, building durable income-producing assets with consistency, stability, and long-term value.

a note from the founderS

Why we built this and what we’re committing to.

Alissa and I started Invest in the ROC because we kept seeing everyday people locked out of owning investment property, while too much of the value being created in Rochester was going to ownership groups with little real connection to the neighborhoods behind the numbers.

Many investors never see the streets, meet the people, or understand the long-term impact of the decisions being made.

We wanted to build something different: a homegrown alternative where investors could put their dollars to work in Rochester, alongside operators who actually live here.

With 68 units full cycle since 2008, and 194 units current owned, we’ve put the time and money into “figuring it out” with the right management systems and processes.

If a community-focused investment approach sounds interesting, we welcome the chance to show you how to own income generating real estate with as little as $500.
